Porto with 830 new residential projects in two years

In the last two years (2017 and 2018), Porto registered the entry of 5,666 dwellings under licensing process, a volume that is distributed by 830 residential projects. Rehabilitation is the predominant type of housing project in the Invicta pipeline, concentrating two thirds of the projects accounted for in these two years (66%, or 550 projects) and about half of the fires (51%, or 2887 units) . The new construction, in turn, generates 2,779 fires distributed by 280 projects.

The data, ascertained by Confidencial Imobiliário (CI) within the scope of the Pipeline Imobiliário database, are based on the energy pre-certificates issued by ADENE. "The pre-certificates are issued in the project phase, and must be part of the municipal licensing processes (except for shorter rehabilitations or works in classified buildings)," he explains in a statement, noting that "this source covers totality of the universe of new works in launch of new promotion and rehabilitation ".

New offer dominated by small houses in the Historic Center

In terms of typologies, small-scale fires (studios and one-bedroom apartments) predominate in the pipeline under development in the county, concentrating 62% of the units in the last two years, which is not unrelated to the fact that almost half %) of the entire portfolio of the county in this period focus on the Lower and Historic Center.

In the geographic segmentation of this pipeline, in the accumulated two-year period, the Historical Center remained the clear destination for investment in housing in Porto (42% of the fires counted), followed by Paranhos, Bonfim and Marginal, with shares of 10% 14%; and Ramalde, Foz and Campanhã with quotas of 5% to 7% in the fires in development.

These data also allow us to conclude that Oporto remains the second municipality with the largest residential pipeline in the country, followed by Lisbon, whose portfolio in this two-year period amounted to 7,517 in a total of 876 projects.
